Sta. Elena: The City of "AuthentiCity"

Sta. Elena City is Vista Land’s 300-hectare masterplan located at the heart of Sta. Rosa, Laguna.  Masterplanned by Asya Design Partner, 120 of the total 300 hectares have already been developed.   Vista Land was the first to pioneer the idea of different themed enclaves, such as La Residencia, Belle Reve, Promenade, Fontamara and the more recent Georgia Club and Augusta, all in one area.
This is more than just sales jobs for the  people who are selling house and lots. They are offering families a chance to have their own community. To belong to a safe neighborhood where everyone knows each other by name and parents will have that sense of security.

The Legacy of Quiros
The Quiros family is synonymous with Sta. Rosa, a land that is bound by tradition and style that makes it unlike any other region in the country. The family has left its indelible mark by the numerous developments in the area. They echo the rich colorful past during the explosive growth of the sugar industry. The area is a skillfully master planned development that embraces existing projects like Hacienda Sta. Elena, Mesa Land, Belle Reve, Promenade, etc.
Sta. Elena is located in Sta. Rosa, the fast rising new residential area and financial district of the South, just a short 45 minute drive to Makati’s CBD.
The Quiros family together with Vista Land envisioned a development in the South that successfully combines old world charm with world class developments that co-exist with its natural environment. The Quiros family made a commitment to develop the land of their heritage into a premier master-planned city. With Vista Land as their partner, that vision has now come to full fruition.

Setting Sta. Elena apart from other developments are its meticulously designed themed subdivisions. Inspired by the world’s most charming destinations, residents can choose to come home to English gardens, Spanish haciendas, Italian villas or Georgian colonial houses, depending on which style best suits their tastes.
a. Valenza – From the Italian word Valence, meaning Balance, this 13.7 hectare Italian Inspired community was launched in 2005 by Crown Asia, still remains to be one of the preferred neighborhoods of people who value the finer things in life. With unrivaled architectural detail, amenities such as a grand lap pool, a luxurious clubhouse, basketball and tennis courts, parks and playgrounds; Valenza clearly epitomizes the unsurpassed standard of Family-Centric Italian Living. b.  Belle Reve – French for “a beautiful dream,” this 20-hectare French Mediterranean-inspired development is aptly named. 50% of the community is devoted to open spaces. Custom home sites are surrounded by countless courtyards with beautifully landscaped gardens where no 2 are alike. Dotted with countless aged trees, Brittany’s quest to preserve the natural landscape is evident in the trees kept intact; there are even some in the middle of the road. (Lot cuts range from 500-800sqm)
d. Promenade – This 20-hectare community was the answer to Belle Reve’s great success with investment buyers. Inspired by the beautiful English gardens, this stunning sprawling community is full of vibrant garden mazes, statues imported from Europe and lovely flowers. Brittany took the theme a bit further by creating a charming secret garden within the community. (Lot cuts range from 500-800sqm)
e. Hacienda de Sta. Elena – Perhaps the most exclusive community in Sta. Rosa, this 32 hectare development by Mesa Land (a company owned by the Quiros family), personifies what “Hacienda Living” is all about…unparalleled wide open spaces, a picturesque manmade lake (the first in Sta. Rosa) and sprawling tree abounding milieu. With lot cuts of almost 1 hectare per property, this estate is reserved only for the privileged and affluent few.
f. Augusta – Launched in 2008 by Brittany Corporation in partnership with the Quiros Family, this 15 hectare American inspired community allowed buyers to have a piece of the exceedingly valued properties in Sta. Rosa at an affordable price without compromising expensive taste, quality and impeccable aesthetic value. Currently being offered are Lots and Home packages. Still with a good number of available inventory, Augusta gives an opportunity for end users and investors alike to have a slice of the pie of the growing illustrious Sta. Rosa community.
g. Georgia Club – A charming 15-hectare development inspired by the American Southern State of its namesake. The community is designed to both encourage and preserve a way of life that recognizes friendship and family as integral components to the enjoyment of life. A Mecca for nature lovers, Georgia Club is a sprawling woodland with over 1,200 trees that are over 50 years old, including Narra, Mahogany, Acacia and Gmelina. Plus, in a survey done by the Wild Bird Club of the Philippines, Georgia Club is seen to be a sanctuary to at least 25 different species of birds.
Pioneered by Brittany Corporation in partnership with the Quiros Family, the community boasts of authentic Southern architectural detail, open spaces, scenic jogging paths, a children’s park, a charming clubhouse with pool and tennis court amidst a backdrop of old majestic trees and songs of fluttering birds, it isn’t hard to imagine why this piece of property has enticed so many to call it their home. h. Fontamara – Built in 1997 by Brittany Corporation, This 3-hectare community is named after a quaint village in Southern Italy. Made to be very exclusive, the development is rich in Italian details such as the lovely cobblestone entrance gateway.

Lleida: Circulo Verde's Fourth Tower

Ortigas & Co., one of the country’s premiere developers, unveils another residential high-rise within their flagship development, Circulo Verde.   Lleida, named after a Spanish Catalonian town, is the first tower in phase one to offer units, mostly studio and single bedroom types, which provide more viable investment options for young professionals, empty nesters, and independent individuals. Two- and three-bedroom units are also available for starting families.

Circulo Verde is a 12-hectare property located along Calle Industria in Bagumbayan, Quezon City. Prior to Lleida, OCLP launched three towers comprising phase one of the whole residential project: Majorca, Ibiza, and Seville, all of which have been received favorably by the market and are meeting construction and sales targets. To date, Ortigas has recorded P1.4B in revenues coming from Circulo Verde unit sales alone.

With a pricing range of 1.8M to 8.5M varying from 21 to 95 square meters per unit, the new tower features, 195 units in twenty-one residential floors, plus two floors for retail. It is being constructed to have a patch of green integrated into the structure called a Sky Garden—a bi-level lush green space occupying the 11th and 12th floor, that offers an excellent view of the city and amenity deck.  This is deemed ideal as a lounge and entertainment area.

“Our Sky Garden serves multiple purposes apart from just aesthetics. People living in residential towers are almost always denied the pleasure of having a backyard. This is our way of a providing a green “breathing space,” for those who do not want to stay confined in the four corners of his unit,” says Joey Santos, General Manager of the Real Estate Division.

Residents of Lleida will have access to pools, function rooms, a children’s playground, and the vast open space of Circulo Verde. Phase one residents would also get to enjoy Verde Weekends, an interim development comprised of an open field, where people could enjoy various sports and leisure activities such as flag football, kite flying, and Frisbee. It also has its own set of attractions such as a motorized zip line and a remote control racetrack. Plans are underway for the construction of a baseball diamond and a soccer field. Ortigas has allotted a total of P100M for landscaping, providing residents an ideal space for leisure and living.
In four years, an estimated 2.7 hectares allocated for phase one would already have all five residential towers. Circulo Verde will have a total of 15 residential towers upon the completion of all phases, with 70% of the total land area allotted for greens, parks, playgrounds, jogging and biking lanes.

“Ortigas & Company is committed to provide high-quality developments for working, playing, and living,” adds Santos. “We develop centers for commerce, providing venues for new jobs and business opportunities. We also create exciting commercial spaces like Tiendesitas and the Greenhills Shopping Center, which constantly undergoes redevelopment to address the changing needs of our patrons. And, ever since the 80’s, we have offered prime residential communities like Valle Verde and Green Meadows, which both remain choice addresses for living. Now, we continue our tradition of providing premier residential options with our latest tower Lleida, in Circulo Verde.”

Being a responsible developer, Ortigas & Co. has made precautions against impending calamities like floods to ensure that Circulo Verde secure. Approximately P350 M was allotted to flood protection technology such as building a perimeter retaining wall, which will run one-kilometer on the periphery of Circulo Verde, an eight meter elevation from the Marikina River, automated floodgates, and a back-up pump system.

La Huerta Farms and Residences: A True Green and Healthy Community

Located in the rich province of Laguna, La Huerta Farms and Residences is a 50-hectare development that provides residents with the means to farm their own fruits, vegetables, herbs, condiments and beverages in the convenience of their own backyards. With lot sizes ranging from 750 to 3,000 square meters, it offers homeowners a wide variety of possible garden concepts.

La Huerta Farms and Residences is set to bear the fruits of healthy living in Laguna. And thanks to the innovations of Sta. Lucia Land Inc. (SLLI) and its joint venture partner, Lapanday Properties Philippines, Inc. (LPPI), the harvest promises a well-rounded bounty meant to nourish the body, the mind and the spirit.

With its new development, La Huerta Farms and Residences, Sta. Lucia Land Inc. aim to prove why it is a prime mover of the Philippine real-estate market. This time it has done more than break new ground; it has mastered the land, called upon the best minds to help maximize its full potential and planted the seeds meant to blossom as a prominent leisure farming experience in the country.

Offering diversity in terms of service and aesthetics, La Huerta ’s residents can choose to live within four different garden communities—El Sol, El Cielo, La Luna and La Lluvia. El Sol “The Sun,” is a cluster enriched with plants specifically selected for their medicinal purposes and therapeutic benefits. El Cielo “The Sky,” allow residents to live near the development’s ostrich farm while housing a wide array of organic vegetables and herb gardens. La Luna “The Moon,” allures homeowners with the soothing scent of coffee and cacao while inspiring them with the poetry of romantic landscaping decked with canopies. And La Lluvia “The Rain,” offers a colorful display of palm and flowering plants.
Helping residents through their farming experience, La Huerta is staffed with experts from the University of the Philippines Los Banos and in-house horticulturalists ready to provide regular technical assistance. It will have a clubhouse that will have a training center. The training center, in cooperation with its homeowners association, will offer regular seminars, trainings and workshops to further improve the cultivation skills of its homeowners.
La Huerta is currently preparing for the construction of its greenhouse. At around 1,500 square meters, it stands both as a symbol and an augmentation of the development’s thrust for healthy living. It offers a diverse collection of plant life to broaden the farming possibilities and provide necessary fruits and vegetables uniquely planted in convenient and affectionately named gardens. Such gardening concepts include the “Bahay Kubo” which features vegetables mentioned in the folk song of the same name. It also has a “Siningang Garden,” a “Pinakbet Garden” and a “Salad/Chopseuy Garden” which provides vegetables used in the said dishes.
“La Huerta is a unique farm residence that has a lot to offer,” said Eduardo U. Tirona, President of Sta. Lucia Land’s marketing arm, Orchard Property Marketing Corporation (OPMC.) “Usually, farm residences only cater to one kind of product and service. This project however aims to give residents the chance to pursue different kinds of farming. It basically promotes the many ways by which one can live a healthy yet leisurely life harvested from the convenience of your own backyard.”
